Why Limewash Is Better Than Paint for Brick and Stone
Paint peels off brick around Houston for one reason: masonry holds moisture, and a film of acrylic paint traps it. Limewash takes the opposite approach — it soaks into the brick and lets the wall breathe. That's why it's been protecting masonry for centuries, and why we recommend it so often on older brick homes. And if you have a red-brick house you're tired of looking at, it's also the fastest way to change its whole character.
How Limewash Handles Moisture
Limewash is just slaked lime and water. Brushed onto porous brick or stucco, it soaks in and cures by reacting with carbon dioxide in the air, forming a thin mineral layer that becomes part of the wall itself. Water vapor passes through it freely, but rain sheds off — so after a summer downpour, the wall dries out instead of blistering.
Acrylic paint does the reverse: it forms a plastic film on the surface. On damp masonry that film traps moisture, and you get peeling and white salt deposits (efflorescence) a season or two later. Limewash is also highly alkaline, which makes it hard for mildew and algae to get established — no small thing in this humidity.
Where It Works — and Where It Doesn't
Limewash needs a porous mineral surface to grab onto. Good candidates:
- Unpainted brick and lime mortar
- Natural stone with open pores
What to Expect Over Time
Limewash doesn't peel; it patinas — weathering gradually and evenly instead of failing in sheets. Because the finish is flat and tonal, touch-ups blend in without the sheen mismatch you get patching regular paint. Routine care is a gentle rinse when pollen season coats everything.
