Our answer is prep plus the right product: a thorough wash, then Sherwin-Williams Duration in satin for Hardie and flat for stucco, with Rain Refresh as the premium upgrade — a self-cleaning finish that rinses off dust and pollen with every rain. Does my HOA in Bridgeland or Fairfield have to approve my exterior paint colors?
Almost certainly. Most Cypress master-planned communities require an application with your chosen colors before exterior painting starts, and some keep pre-approved palettes. Rules vary by association, so check your HOA's guidelines — and we make it easier by providing color drawdowns and product spec sheets and helping you assemble the submission.
My Hardie siding looks faded and chalky. Do I need to replace it or can it be repainted?
Repaint, almost every time. Hardie is cement board — it outlasts its factory finish by decades, so fading and chalking mean the coating is tired, not the siding. We wash off the chalk, prime bare spots, caulk the gaps, and apply Sherwin-Williams Duration in satin. If boards are actually cracked or swollen, we point that out honestly before painting.
Are my 2005 builder-grade oak cabinets worth refinishing, or should I replace them?
If the boxes and doors are solid — and in Fairfield and Coles Crossing homes they usually are — refinishing gets you a new-looking kitchen for a fraction of replacement cost. We prime with Zinsser BIN shellac so oak tannins never bleed through, fill heavy grain and dings with a red bondo pass, and spray Renner 2K catalyzed coatings in an on-site booth.
