Magnolia is acreage country. Out in High Meadow Ranch, Lake Windcrest, and Indigo Lake Estates, custom homes sit on wooded lots measured in acres, not feet — which means two and three times the exterior wall of a city house, plus cedar accents and long runs of Hardie siding. The pines that make these lots worth owning also drop pollen and shade on everything under them. Painting out here is a bigger job, and we price and prep it honestly.

The other half of Magnolia is growing fast. Audubon, the master-planned community rising along FM 1488, is adding thousands of new homes, and established neighborhoods like Westwood, Magnolia Ridge, and Mostyn Manor fill the middle ground. New construction comes with its own problem: builder-grade paint sprayed thin, already fading after a couple of Texas summers. In master-planned sections, an HOA review usually comes before a color change. We handle both — the repaint and the paperwork.

Do I need approval before repainting in Audubon or High Meadow Ranch?
In master-planned and gated communities like these, exterior color changes generally go through an architectural review first — check your association's guidelines before committing to a palette. Older acreage neighborhoods are often more relaxed, but it's worth confirming. Either way, we help pull together the samples and forms, and we'll suggest colors in the range these committees tend to approve.
Should I wait until pine pollen season is over to paint?
You don't have to build the whole project around it. The yellow film that coats everything in early spring washes off, and we clean every surface before paint goes on no matter the season. We do watch humidity and rain closely — damp Hardie or cedar doesn't get coated, period. Late spring through fall is the easiest window, but good prep matters more than the calendar.
Why is the paint on my new-construction home already fading?
Production builders typically spray one thin coat of economy-grade paint, and on an open Magnolia lot with full sun it starts chalking within a few summers. It's common, and it's fixable. We prep the surface properly and apply Sherwin-Williams Duration — satin on Hardie and cedar — a far thicker, longer-lasting coating built for this climate.
