Atascocita, Texas

A crew that actually knows Atascocita.

Atascocita runs from the golf-course streets of Walden on Lake Houston and the older brick sections of Atascocita Shores out to newer master-planned neighborhoods like Balmoral and The Groves. That is forty years of housing stock sitting side by side, and each era fails in its own way — chalking trim on the older homes, caulk lines opening up on newer Hardie. We have worked through all of it across greater Houston: 2,000-plus projects since this company started in 1981.

Living near the lake means moisture, and moisture means mildew — especially on north-facing walls and anything under tree cover. Our standard exterior is Sherwin-Williams Duration, satin for Hardie and vinyl, and for homes that catch the worst of the lake air we offer Rain Refresh, a self-cleaning upgrade that sheds grime with every storm. Prep matters more here than almost anywhere: we wash, kill the mildew, and let surfaces dry completely before a drop of paint goes on.

We are family-owned, Christian-owned, and based in North Houston, a short run east on 1960 from Atascocita. Javier Valencia grew up on his father's job sites and still runs ours. The 5.0-star rating across 29 Google reviews is not a marketing line — it is the record of how jobs actually ended. When we quote a start date, we hold it.

What We Do Here

The work Atascocita calls us for.

Exterior Painting

Lake air feeds mildew and the sun off the water beats on west-facing walls. We prep hard — wash, treat, dry — then apply Sherwin-Williams Duration, with the Rain Refresh self-cleaning upgrade for homes closest to the water.

Cabinet Refinishing

Plenty of Pinehurst and Atascocita Trails kitchens still wear their original cabinets. We run a red bondo pass over dings, prime with Zinsser BIN shellac, and spray Renner 2K catalyzed coatings in an on-site booth with an air scrubber running.

Limewash & Specialty

Atascocita has miles of builder brick. Romabio Lime Slurry gives it a full-coverage mineral finish, Classico gives a softer distressed look, and both breathe — which matters on brick that sits in lake humidity all year.

Interior Painting

Walls, ceilings, trim, and doors for Atascocita homes. Furniture covered, floors protected, colors sampled on your wall before we commit — and a crew that shows up on the day the schedule says.

Garage Floor Coatings

A polyurea base with a polyaspartic topcoat and full flake, over a diamond-ground slab. It holds up through humid Gulf summers without lifting the way rolled epoxy kits from the box store tend to do.

Atascocita Questions

Straight answers for Atascocita homeowners.

Do I need HOA approval to repaint my house in Eagle Springs or one of the ACIA neighborhoods?
Usually, yes. Most Atascocita communities route exterior color changes through an architectural review committee, and some want product data along with the color chips. We prepare the submittal package for you and start painting once it clears. Repainting in your existing color is often exempt, but the rules differ between associations, so check your specific guidelines — or hand them to us and we will read them.
How do you deal with mildew before painting near Lake Houston?
We treat it — we never just paint over it. Mildew grows right through fresh paint if it is still alive underneath, so we soft wash the siding, hit stained areas with a mildewcide, rinse, and let everything dry fully before priming. On stucco we keep the pressure low so the surface is not scarred. Skipping that step is why some repaints around here look tired after two summers.
Can you limewash the brick on my 1990s Atascocita home?
Yes — that vintage of brick takes Romabio well. Lime Slurry covers the brick completely for a solid mineral finish, Classico can be distressed for an aged look, and Venetian Glaze handles stone accents. Because limewash breathes, it will not trap moisture in the brick the way film-forming paint can, which matters this close to the lake. We sample a patch on your own wall before you decide.
